A civilisation at 0.75 children

Statistics Korea: the total fertility rate was 0.75 in 2024 and 0.80 in the 2025 preliminary. Replacement is 2.1. Seoul has been lower still. This is not a baby-bust. It is a new steady state until something enormous moves.

A rebound that is still a collapse

The 2025 preliminary print, 0.80, was greeted as a thaw. It is, versus 0.72 in 2023. It is not versus 2.1. A woman in Korea is still expected to have one-third of a replacement family. Marriages ticked up. Births rose 6.8% to 254,500. Deaths were still 363,400. The population shrinks. Pair this with Fewer children and The grey century. Korea is the leading indicator for East Asia, and East Asia is the leading indicator for southern Europe.

Housing, hours, and a pediatric clinic that closes

The investing map is not a baby-bonus ETF. It is automation in factories that cannot hire 25-year-olds, later-life care, and a housing stock built for a 50-million-person peak that has already happened. Seoul’s 0.6-range TFR in recent years is a city-level number that should scare every luxury residential model in an ultra-low-fertility capital.

The long view is 0.8 as a plateau, not a recovery

Governments can move a TFR by 0.1 with cash and housing. They have not moved it by 1.0 anywhere rich. Own robots, hearing aids, and Korean exporters that sell to younger countries. Do not own a 2031 ‘TFR back to 1.0’ housing recovery.

Horizon 10–25 years · Educational, not advice

0.75–0.80 is the Korean steady state until housing and hours change. Own automation and later-life care. Be sceptical of domestic housing beta that needs first-time buyers.

Where the map points

  • Korean industrial automation and robotics
  • Later-life care, devices, hearing
  • Exporters selling into younger labour markets
  • Avoid Seoul luxury residential as a demographic compounder

What can break it

  • A real marriage-and-housing reform that does move TFR
  • Immigration at a scale Korea has not accepted
  • A preliminary 2025 print that revises down
