Dhaka will be first. Tokyo will be seventh.

WUP 2025: Dhaka 36.6 million in 2025, about 52 million in 2050. Jakarta 41.9 then about 52. Tokyo 33.4, then about 31, and seventh. Four capitals, twenty-five years, one inversion.

The 2000 ranking is a museum piece

Tokyo was the world’s largest metropolitan area in 2000. It is third in 2025 and seventh in 2050, on the UN’s own path, at about 31 million. Dhaka, the capital of Bangladesh, goes from 36.6 million to about 52 million and first. Jakarta, still first today at 41.9 million, is caught. Delhi grows, slowly, because India is already urbanising from a gigantic base. This is the population change of countries, expressed as their capitals.

A capital is a climate and a pipe

Dhaka floods. Jakarta sinks. Tokyo ages. Delhi chokes. The investing stack is not ‘buy Bangladesh GDP’. It is water, drainage, cooling, housing that does not sit in a khal, and a grid that still works at 42°C. Pair with The uninsurable year and 655 million without electricity. The 2050 first city is a development-finance problem wearing a skyline.

The long view is two 52-million cities and one shrinking one

Own the urban bill of materials in Dhaka and Jakarta, sized for politics and for climate. Own Tokyo as a density-without-growth retrofit. Do not own a 2018 textbook that still ranks Tokyo first as if a definition had not moved 30 million people.

Investing lens

Horizon 10–25 years · Educational, not advice

Capital-city population is the demand curve under water, housing and cooling in South and South-East Asia. Tokyo is the control — a rich capital that shrinks.

Where the map points

  • Water, drainage and flood in Dhaka and Jakarta
  • Housing and transit in growing South Asian capitals
  • Retrofit and care in Tokyo
  • Avoid a rich-world luxury tower as a 2050 Dhaka proxy

What can break it

  • A WUP path is a model, not a census
  • Sea-level and subsidence that strand a 52-million city
  • Politics that freeze rents and freeze supply together
